North Upper Truckee 1st Quarter Market Report 2017

North Upper Truckee is split into two neighborhoods. Both neighborhoods had some mixed notes in almost all the categories we follow. North Upper Truckee 2 did see a slight decrease in average home price but median home price increased. North Upper Truckee 2 on the other hand saw a substantial increase in the average home price by 13.2% and the median home price went up by 4.2%. The number of closed sales for North Upper Truckee 2 went down by 30.8% while they increased by 5.1% for North Upper Truckee 1. The days on the market (the time between listing and close of escrow) stayed the exact same for North Upper Truckee 1 but increased for North Upper Truckee 2. 

The month supply of available homes stayed the same for North Upper Truckee 1 while North Upper Truckee 2 decreased by 20.6%. Under 4 months indicates a seller market. The list to sale ratio stayed exactly the same.
