The Tahoe Sierra neighborhood is also known by the locals as Sierra Tract. It is an affordable area conveniently located in the middle of town so it is close to all the great Lake Tahoe amenities. Interestingly, both the month supply and the average and median sold prices went up. The average and median sold price went up 11.1%. The closed sales decreased by 11.9%, the pendings decreased by 16.7% and the new listings decreased by 2.9%. The days on the market also went down slightly. However, as previously mentioned, the month supply went up almost 50% to 2.8. This still qualifies as a seller’s market and is not close to being considered balanced or a buyers market, but it is nice to see the month supply going up along with the sold prices. This means there are a few more homes for buyers to purchase and higher home values for sellers.
