The Pioneer Trail neighborhood is a conveniently located neighborhood in South Lake Tahoe that has the perks of country living with the quick convenience to in town amenities. These aspects combined make this area highly desirable. This quarter’s market report proved that with an increase in both the median and average sold prices. However, the 2.8 month supply (which is low, but still up 55.6%!) has impacted other categories such as a 32.4% decrease in closed sales and a 29.4% decrease in pendings. There was a slight uptick in homes for sale and new listings, but this area is definitely still in a seller’s market and needs more inventory. The average and median days on market right now are both down around 27% with homes going pending between 61-79 days.
